Wondering where and how to begin? ... and what IS the MLS anyway?

REBAC, the Real Estate Buyer Agency Council has produced a helpful booklet that explains the Home Buying Process, provides worksheets, helps you learn how to choose your Realtor, Financing, etc. Please email me and I will be happy to mail you one. Or, you may go to www.rebac.net to request one.
I've recapped much of their information here:
1) Choose a Real Estate Agent to work with.
2) Visit a Lender and get pre-qualified. (20 min. max - ask me.)
3) Meet with your agent to discuss your wants/needs and together do a complete search of available properties.
4) Drive past available homes.
5) Determine those to view.
6) Your agent sets up showings and tours homes with you.
7) Your agent should provide you with information regarding the local market, comparable sold properties related to the property you are considering, and on that particular property -- information like utilities, tax estimates, schools etc.
8) Your agent negotiates an offer to purchase on your behalf.
9) Your agent takes you through the closing process -including inspections, appraisal, title work, etc.
10) Before you know it, you are in your new home!
WHAT IS THE "MLS"? The Multiple Listing Service is an organization that the local real estate offices and realtors belong to where we SHARE all the properties that are listed.
Buyers don't always realize that every local Realtor has access to the same information on all the properties and can show and sell you any property.
So...it is not necessary for you to call different offices/realtors to find out about different homes -- just pick a Realtor!! Whether it's me or not, YOUR goal should be to find someone that is knowledgeable, that you feel comfortable with, that you trust, and that will work hard for you.
The most EFFECTIVE method is for your agent to do an up-to-the-minute search of the MLS for you. New properties hit the market every day, so in order to be on top of things and not miss out, you need to have an agent that knows what you are looking for - working FOR YOU.
Upon request, I can input the specific criteria you are looking for in a home: location, price, #BRs, #BAs, etc., and pull up EVERY home listed that fits that criteria. As YOUR agent, I will search the HOT LIST every day and watch for those homes that fit for you. ... before you know it we will have you in that new home!
